The Challenge and Opportunity: Chetumal, at the Heart of the Tren Maya
High-end real estate development in Quintana Roo has historically been reserved for institutional funds and seven-figure fortunes. While the traditional market looked exclusively at Cancún or Tulum, Reental's expansion team identified a turning point in Chetumal, the capital of the state of Quintana Roo.
The consolidation of the federal infrastructure megaproject Tren Maya (which connects Cancún and Tulum with Chetumal in just an hour and a half), combined with demand for premium eco-tourism developments on the Caribbean coast, created a unique window of opportunity.
The Project
Together with developer M2Capital, we structured a project on high-value coastal land featuring a low-density development, a clubhouse, a private beach, its own dock and networking and wellness areas. All of it was contractually backed and channeled through a U.S. corporate vehicle (Series RNT - MAYA 1, LLC), democratizing access through $100 RNT tokens.
Execution and Web3 RWA Strategy: Legal Certainty and Financial Flexibility
Institutional Web3 structuring
The issuance was structured under securities exemption rules (Regulation S for global investors and Reg D for accredited U.S. investors), ensuring that each token represents, accurately and verifiably on the blockchain, a proportional economic right in the holding LLC.
Predictable monthly cash flows
From the start of the loan's operation, investors received their agreed return in stablecoins every month, averaging 12.40% annualized (above the projected 12.00%) and adding up to a direct 12.96% distributed solely through periodic payments.
Active management and strategic exit
Although the loan was initially planned over a 5-year horizon, the Reental team and the developer detected a strong acceleration in buyer demand in the area, opening the option of an early liquidity event. The priority was capturing capital gains early and exiting profitably: liquidating the asset in just 1.26 years (15.2 months) to release 100% of investors' liquidity and allow them to reinvest in opportunities with immediate compounding returns.
Key Results
The consolidated metrics following the divestment of Token Maya (MAYA-1) reflect the efficiency of Reental's tokenization model:
- Maximum annualized IRR: 24.00% (SuperReentel) and 16.00% (Reentel).
- Shorter investment term: 74.7% shorter, from the projected 5 years to just 1.26 actual years (15.2 months).
- Recurring returns distributed: 12.40% annualized (above the estimated 12.00%), paid out automatically every month to each investor's wallet.
- Total accumulated recurring return: 12.96% paid in monthly installments ($12.96 for every $100 token at face value).
- Final capital gain at liquidation: up to an extra +13.17% on the nominal amount invested after the early liquidity event.
- Total return of capital: 100% of the principal returned in full, together with the final capital-gain dividend.
- Total volume financed and liquidated: $8,322,400 managed and returned to the global investor community.
Key Success Factors
1. Geographic anticipation and infrastructure megaprojects
While the traditional real estate market focused on saturated, lower-margin areas such as Cancún or Playa del Carmen, Reental positioned its investors in southern Quintana Roo (Chetumal).
2. Legal protection and institutional Web3 structuring
The operation was structured under a highly secure cross-border legal framework through the U.S. issuing company Series RNT - MAYA 1, LLC (Florida), managed by Reental America, LLC.
3. Predictable, audited monthly cash flow
Unlike closed-end real estate funds that freeze dividends until the end of the cycle, Token Maya operated under a developer loan model with monthly dividend distributions. Investors began receiving recurring passive income without delay, exceeding initial forecasts with an actual average annualized rate of 12.40%.
4. Dynamic asset management: early strategic sale
Reental's premise is not to hold assets out of inertia, but to maximize the return / time balance for investors. Faced with an early purchase offer and the asset's rapid appreciation, the management team executed a strategic exit at 1.26 years. This made it possible to capture the capital gain early, avoid long-term market risks and release immediate liquidity so investors could reinvest in new projects, boosting the effect of compound interest.
Milestone Summary
The successful closing and liquidation of Token Maya (MAYA-1) mark a turning point in the mass adoption of tokenized real estate (RWA) in the Spanish-speaking and international ecosystem:
We have shown that financing and exiting a real estate development of more than $8.3 million in the Caribbean is no longer the privilege of large institutional funds.
Thanks to real estate tokenization, thousands of investors from more than 80 countries accessed a premium opportunity in Quintana Roo with an entry barrier of just $100. In just over 15 months of operation, the community not only collected double-digit returns paid out every month, but also recovered all of its capital together with a capital gain that raised the IRR to 24.00% per year.
