Invest in the tallest building on the planet, in the Burj Khalifa in Dubai, may seem unattainable to many. Usually, it is thought that it is the big funds that are behind these operations, but this is not always the case. More than 200 people have invested in a luxury apartment in this skyscraper and expect to obtain an annualized return of 16%. The minimum ticket is 100 dollars, so this real estate transaction is open to small savers. And it also allows you to pay with cryptocurrency.

On the 63rd floor of this very tall tower, the following operation is being carried out: two adjoining apartments have been purchased to be combined into one, refurbished and sold. The works are expected to begin this month and, after the renovation of the building, a single luxury apartment of 367 square meters will be released. The sale is planned for December 2026. The total cost of the operation is seven million dollars and the objective is to sell the apartment for 11 million dollars. That is, with a capital gain of four million.

Although we are talking about large numbers, small savers and retail investors have also been able to finance this transaction. Reental, a tokenized asset investment platform, has provided $1.25 million in funding out of the total seven million required by the project. In total, 210 users of the platform have entered into this operation, which was closed in ten days. The rest of the debt has been sought by the developer, turning to more creditors. The luxury apartment is the collateral, as is often the case in these real estate transactions.

For this project, Reental expects to distribute an annualized gross return of 16% or 300,000 dollars in total to be distributed to all investors, depending on the money provided by each one. The sale of the Burj Khalifa apartment is expected to close in 18 months. This is the 95th real estate transaction financed by the platform, which has been operating since 2021 and has 22,500 users.

How to invest?

All users of the platform can invest, but priority access is given to the most loyal users and those who invest the most in projects. The minimum contribution is 100 euros, so any saver could access this type of real estate transaction.

Payments can be made with fiat money or with cryptocurrency. In the first case, with a transfer and, in the second, by connecting a crypto wallet to the platform. Bitcoin (BTC), Tether (USDT) OR USDC (USDC) are accepted -These last two are stablecoins-. The user only has to choose which property they want to invest in and in what amounts.

Blockchain technology -which is the one that underpins cryptocurrencies, although it has many other uses- facilitates the operation of these transactions. In this case, the Burj Khalifa financing transaction is registered on the Polygon blockchain. This makes it possible to coordinate all purchase orders in a simple way and facilitates liquidity, with hundreds of users participating. For every hundred euros invested, you receive a DXB-1 token, which is the one created specifically for the project. Automatically, all movements made with those tokens They are registered on the blockchain.

The risk of real estate in Dubai is that of any other real estate transaction associated with the asset itself. For example, that the costs are higher, that it does not return to the expected extent because the sales price is lower or that deadlines are not met.
